A leak is worth catching quickly, especially in a Evergreen home that sits empty between visits, where a slow drip can reach the subfloor before anyone notices. The source is almost always one of three things: a drain that is backing up, a seal that has failed, or a water line or valve that is cracked or loose.
Most Common Causes
- Blocked defrost drain: a clogged drain in a refrigerator or freezer backs up and overflows inside, then onto the floor.
- Cracked or loose water line: the line feeding an ice maker or dispenser can crack or work loose at a fitting.
- Worn door gasket: a failed seal on a dishwasher or refrigerator lets water escape.
- Pump seal or hose: on a dishwasher, a failed pump seal or a cracked hose drips beneath the unit.
- Inlet valve fault: a valve that does not fully close can weep water over time.
Notes by Brand
- Sub-Zero: a blocked defrost drain is a common source under built-ins; clearing the drain and checking the evaporator pan usually resolves it.
- Miele and Bosch: dishwashers may trip a leak-protection sensor and stop, sometimes showing a fault such as Bosch E15; the base tray and pump seal are the first checks.
- Cove: panel-ready dishwashers hide leaks behind cabinetry, so the door gasket and hose fittings are inspected carefully.
- Thermador, Viking and Monogram: ice and dispenser lines are frequent sources on refrigerators; a cracked line or loose fitting is common.
| Where the Water Is | Likely Cause | What the Fix Involves |
|---|---|---|
| Under a refrigerator | Blocked defrost drain or line | Clear the drain, replace the water line |
| Front of a dishwasher | Door gasket or alignment | Reseal or realign the door |
| Under a dishwasher | Pump seal or cracked hose | Replace the seal or hose |
| Near an ice maker | Cracked line or inlet valve | Replace the line or valve |
Stop the Flow First
If an appliance is actively leaking, shut off its water supply valve to stop the flow. Wipe up standing water to protect the floor and cabinetry, and note where the water is coming from so the technician can go straight to the source.
